🤔 What can you build?

  • Construction area max: 40% of lot (max 900 m²)
  • Non-permeable surfaces max: 30% of lot
  • Setbacks: 7m front, 3m side/rear
  • Minimum house size: 30 m²
  • Temporary structures allowed for up to 6 months, with DRC approval

✅ Step-by-Step Approval Process

  1. Application & Preliminary Design Submission
  2. Concept Review
  3. Final Design Submission + Preliminary Landscape Plan
  4. Municipality Submission (CFIA)
  5. Builder Approval
  6. Final Landscape Plan Submission (due 60 days before construction ends)

⏳ Timeline Requirements

  • Submit designs within 20 months of lot purchase.
  • Begin construction within 12 months of design approval.
  • Complete construction within 18 months of starting.
  • Inactivity of 90+ days may incur weekly fines.

💰 Fees & Deposits

  • $250 application fee
  • $500 non-refundable owner impact fee
  • $500 refundable deposit for improvements (returned if no damage to community property)
